Below are national prices by house type from three price guides, a table of the factors that change the cost, prices for common extras, and what to ask when comparing quotes.
How much does gutter cleaning cost by house type?
These are national market figures from published 2026 price guides. They are other companies' prices, not ours.

Bark's price guide gives lower figures from quotes on its platform: £55–£75 for a medium semi-detached house and £70–£120 for a medium detached house.
How much does gutter cleaning cost in the Midlands?
MyJobQuote gives a range of £85 to £130 for the Midlands, below London (£120 to £180) and the South East (£110 to £160), and above the North of England (£75 to £120). Fantastic Services says London and the South East run roughly 20–30% higher than the rest of the UK.
We clean gutters across Nottinghamshire, Derbyshire, Leicestershire and Lincolnshire, including Derby, Leicester, Mansfield, Lincoln and Beeston, from £120 + VAT.
What affects the cost of gutter cleaning?
| Factor | Why it changes the price | Effect |
|---|---|---|
| Number of storeys | Higher gutters need longer-reach poles, a taller ladder or access equipment | Bark: £50–£70 for one storey, £100–£500 for two or more storeys |
| Length of guttering | A detached house with gutters on four sides has far more to clear than a mid-terrace | MyJobQuote: £5–£10 per metre |
| Access | Narrow side passages, steep gardens, parked cars and extensions slow the job | Quoted per job |
| Conservatories and flat roofs | Gutters above a glass roof cannot take a ladder and need reach-in or vacuum equipment | Quoted per job |
| How blocked the gutters are | Plants growing in a gutter take far longer than last year's leaves | Bark: £50–£100 average clogging, up to £300–£500 for severe |
| Scaffolding or a cherry picker | Needed where there is no other safe access | MyJobQuote: £375–£425 with scaffolding; Fantastic Services: £150–£500 for cherry picker or scaffold |
| Extras | Downpipe unblocking, fascia and soffit cleaning, or repairs | See the extras table below |
Roof type and guttering material also feature in MyJobQuote's list of price factors. A good quote will ask you about each of these before giving a price.
How much do gutter repairs and extras cost?
| Job | Typical cost | Source |
|---|---|---|
| Downpipe unblocking (add-on) | £30–£80 outside London | Fantastic Services, 2026 |
| Fascia and soffit cleaning (add-on) | £40–£80 | MyJobQuote, August 2026 |
| Gutter repair | about £215 | MyJobQuote, August 2026 |
| Downpipe replacement | about £150 | MyJobQuote, August 2026 |
| Gutter guards | £200–£500 | MyJobQuote, August 2026 |
| Gutter replacement | about £650 | MyJobQuote, August 2026 |
Again, these are national figures from other companies' guides. We quote repairs individually after we have seen them, and minor fixes can often be done on the same visit.
How much should you budget for gutter cleaning each year?
Most homes need a clean once or twice a year, so the yearly cost is the single-visit price multiplied by the number of visits. Using MyJobQuote's averages, two cleans a year come to about £200 for a semi-detached house, £300 for a detached house and £360 for a three-storey house. A house under trees that needs three or four cleans will cost more, which is where gutter guards or a maintenance plan can make sense.
| Property | One clean a year (MyJobQuote average) | Two cleans a year |
|---|---|---|
| Terraced house | £75 | £150 |
| Semi-detached house | £100 | £200 |
| Detached house | £150 | £300 |
| Three-storey house | £180 | £360 |
Our maintenance plans can include twice-yearly gutter cleans so you do not have to remember to book.
Are gutter guards cheaper than regular cleaning?
Not usually on their own. MyJobQuote puts gutter guards at £200 to £500, roughly the cost of one to two and a half years of twice-yearly cleans for a semi-detached house at its average price. Guards keep out large leaves but not fine silt, seeds or moss, and they have to be lifted or brushed to clean the gutter underneath, so you will still need checks. They are most worthwhile under deciduous trees, where they can stretch the gap between cleans.
What is not usually included in a gutter clean?
Check the quote for anything left out. Common exclusions are clearing blocked gullies or drains at ground level, cleaning fascias, soffits and the outside face of the gutter, conservatory roof cleaning, and repairs to leaking joints or brackets. If water still backs up at ground level after the gutters are clear, the problem is probably the drain below.
What does our gutter clean include?
Our gutter cleaning service starts from £120 + VAT. That covers:
- clearing moss, leaves and silt from every gutter run, hopper and outlet;
- flushing each downpipe and checking it drains away;
- bagging and removing the waste, and leaving the area tidy;
- before-and-after photos on request;
- a note of any leaking joints, loose brackets or damaged sections.
The final price depends on the property, and we confirm it before any work starts, so the time the job takes does not change the bill.
Is gutter cleaning worth paying for?
When gutters fill with moss and leaves, rain spills over the edge and runs down the walls. Over time that can cause damp patches, stained brickwork and rotten fascias, and it can saturate the ground around foundations. Blocked downpipes can also back up into the gullies, drains or soakaway below.
Compared with the repair figures above, a clean is usually the cheaper option. Our guide to how often gutters should be cleaned explains how many cleans a year your house is likely to need, and the soakaway guide covers what happens when silt from the gutters reaches the soakaway.
Can you clean gutters yourself to save money?
On a bungalow, possibly, if you are confident on a ladder, the ground is firm and level and someone is with you. The Health and Safety Executive says ladders "can be a sensible and practical option for low-risk, short-duration tasks", but working at height is where most of the risk in gutter cleaning lies. On two- and three-storey houses, over conservatories or anywhere the ladder cannot be footed safely, it is worth paying for the job.
How do you compare gutter cleaning quotes?
Ask each company:
- Is the price fixed for the whole house, or per hour or per metre?
- Does it include downpipes, hoppers and outlets, or just the gutters?
- How will they reach the gutters, and is scaffolding needed?
- Will they take the waste away?
- Will they send photos of any damage they find?
- Is VAT included?
A cheap price that leaves the downpipes blocked or the debris in a pile on your drive is not a saving.
When to call a professional
Book a gutter clean if water is overflowing in rain, you can see plants growing along the gutter line, a downpipe is gurgling or not draining, or you have damp patches on an outside wall. Our gutter cleaning starts from £120 + VAT, with the final price depending on the length, height and access, and a fixed quote before we start.
If the downpipe drains into a blocked gully or drain, we can clear that too through our blocked drain service. We cover Nottinghamshire, Derbyshire, Leicestershire and Lincolnshire, 7 days a week from 6am to 8pm. Call 07300 600 950 or book online.
