Buying a home in Newark-on-Trent? A pre-purchase survey tells you whether the drains are sound before you exchange — particularly worthwhile on older properties with clay pipes, homes with mature trees nearby, or houses that have been extended. See our homebuyer drain surveys.
Planning an extension in Newark-on-Trent? If you're building within 3 metres of a public sewer, Severn Trent may require a build-over agreement, and a CCTV survey of the sewer is usually part of a formal application. We can survey the pipe before you finalise your plans.
What We Know About Newark-on-Trent
Newark is still growing at the edges. Middlebeck, on the southern side of the town, is a consortium project with Urban & Civic as master developer, planned to deliver approximately 3,000 homes, and Bellway was buying land for its third phase there in December 2022. If you buy a home on an estate like this, the sewers under the road may not belong to Severn Trent yet.
Severn Trent's sewer adoption process explains why. Once new sewers are built and 51% of the homes they serve are occupied, the developer can ask for a maintenance inspection, and the request has to include a full CCTV survey of the sewers being offered for adoption. A 12-month maintenance period follows before Severn Trent takes them on. Until then, those pipes remain the developer's, while the drain from your house to your boundary is yours from day one.
So on a newer home a camera survey answers two questions: is there a fault, and whose pipe is it in? The defects on young drains are different from those in Newark's older streets. We look for builders' rubble or set concrete in the pipe, joints that have pulled apart as the ground settled, and plastic pipe squeezed out of round. Finding them while the developer is still on site gives you the best chance of getting them put right. CCTV drain surveys start from £149 + VAT.
