North Kesteven's Sleaford conservation area appraisal, adopted in April 2016, describes a town built mainly of red brick and local limestone, with roofs largely of slate, clay pantiles or plain tiles and straight gables. It also records an unusually good survival of original materials. Moss and lichen on old clay pantiles loosen in wet weather and wash down with wind-blown grit, settling at the gutter outlets, where a small plug is enough to make a whole run overflow.

The appraisal explains why Sleaford is exposed. The countryside around it is flat, so the prevailing south-westerly winds blow across it unimpeded, and the town sits between a limestone scarp to the west and clay vale on its other sides, with the River Slea and many cut land drains running through it. Leaves come from the edges rather than the centre: mature trees grow on the playing fields to the west and around Lollycocks Field and its water meadows to the east, with notable specimens in Moneys Yard and the Market Place.

Access can be the trickiest part. Much of the historic core is built in short frontages broken by openings into rear service yards, so back gutters are often reached through a passage rather than from the street.
