Roe Farm, bought by Derby Corporation in 1930, became its largest pre-war housing estate, and Chaddesden's Wood Road estate followed from 1936. Clay drains of that age often have cracked or shifted joints and root ingress.
The Chaddesden Brook runs south-west through Chaddesden Park towards the River Derwent. Derby City Council's strategic flood risk assessment lists it, with the Wood Brook and Lees Brook, as a flood risk to Chaddesden and Oakwood. During Storm Babet in October 2023, the Environment Agency issued a Severe Flood Warning for the Derwent at Racecourse Park at Chaddesden.
In November 2019, river water backed up through a surface-water sewer and a railway culvert into the Chaddesden Sidings industrial area, south of the A52, Derby City Council's investigation found. Upgraded flood defences there are part of the planned third phase of the Our City Our River scheme.
