In September 2023 an earth bank on a development site failed and flooded five homes, a separate county council investigation found.
Eastwood sits on the Coal Measures — shale, mudstone and sandstone — overlain by yellow clay, with alluvium from the River Erewash running north–south to the west of the town. Moorgreen Colliery produced a million tons of coal in 1963, and the last mine in the area closed in 1985. Clay over mudstone drains slowly, so soakaways here need a percolation test first.
The Buildings, an estate of some 300 terraced miners' cottages, dates from the 1860s, after the Erewash Canal (opened 1779) fuelled the growth of local coal mining. Terraces of this age often share one drain run behind the houses, so a blockage in one property can back up into its neighbours'.
