The Trent at Gainsborough reached a record 5.675 m on 10 November 2000, and the Trent Aegir tidal bore still reaches the town on the highest spring tides.

Gainsborough's centre stands on a slight rise on the east bank of the Trent, over mudstone bedrock that includes the Mercia Mudstone Group. Alluvium, sand and gravel border the river, and till, clay, silt and sand lie to the east, where the land rises gradually, according to Lincolnshire County Council's Extensive Urban Survey.

After the 1804 enclosure award almost 600 homes were built south and east of the town, and by 1900 streets of Victorian terraces ran north of All Saints Church and towards Lea Road. The engineering firm Marshall and Sons had built 180 homes for its workers by 1885 and a further 877 by 1901. Terraces of this age often share a drain run behind the houses.
